Davenport Real Estate Overview

Subdivisions within this community include:

  • Corso Italia

Surrounding communities might be of interest as well:

Located centrally in the cityscape, Davenport is a quiet, laid back neighbourhood that offers easy access to the downtown area of Toronto. Its location is the reason why this neighbourhood draws much attention from young professionals who need to commute to the downtown core every day for work. An excellent collection of reputed schools lying nearby, a historical legacy, warm, welcoming community and access to basic amenities close by- all of it adds up towards making Davenport a right choice for residents of all ages, with a range of needs.

Davenport has a First Nations connection since the Davenport Road follows a carrying trail that they used to find their way in the southern portions of the ridge. This was quite an important route for early European settlers. In the 19th century, these lands developed into small farms. One of the first people to live here was Ensign John McGill, whose home he named after Major Davenport - whom this neighbourhood was named after.

Until 1861, these parts were primarily farmlands, and it was after the Northern Railway line came up nearby here that commercialization began to happen in this location. All of these areas were known as The Junction back then. The village started to develop after the line began its operations and small factories also began to come up here along the tracks leading to more influx of people who set up homes. In 1909, Davenport became part of the City of Toronto.

Who Lives In Davenport Homes

A number of Italian Canadians settled down here during that early era. They were the dominant majority in their neighbourhood and also in nearby Corso Italia. Today, you will still find that the Davenport area is home to a significant number of residents of Italian descent although the Portuguese slightly overshadow them in number. The community is quite diverse and multicultural, and you can find Latin American, British, and Chinese people here as well.

If you are looking at the average age of the residents here in Davenport, it is the young population that typically moves into this neighbourhood for a plethora of reasons.

Davenport Homes Are Perfect For

If you would love to live in a neighbourhood that is well connected by public transport, buying a home in Davenport might be right for you. A network of bus routes that run through various parts of the city pass through this neighbourhood, connecting you efficiently to all of Toronto’s busiest areas. A 20- minute drive from major highways and 10- minutes from downtown, Davenport is perfect for those who need to commute to these parts daily.

The laid back, quiet neighbourhood is a big plus for those who seek a peaceful life after retirement or for families with young children who are looking for a place with less traffic and safe roads.

Davenport Homes Are Not So Perfect For

If you have led a vibrant, exciting lifestyle and love it that way, then Davenport may be too quiet a place for you to call home. The ambience is charming and welcoming, no doubt, but you should not expect to experience the same level of urban excitement here all around the year. If you miss that kind of life, Davenport may not be the ideal fit for you.

Another thing that may deter a few people is that shopping is necessary here and while you get all the essentials you need within or right by the neighbourhood. You cannot go on shopping sprees here with ease. Limited shopping options mean that you may have to drive down or take the public transport to other parts of the city if you are feeling the urge to splurge.

Life And Style, Amenities And Things To Do In Davenport

The small-town vibe that Davenport offers is its most attractive feature. The green spaces, the quaint layout of streets and homes all add to the charm that the neighbourhood exudes. To the northwest of the neighbourhood, at the corner of Christie Street and Davenport Road, you have Hillcrest Park. This park is a beautifully maintained green space that is perfect for you to hang out with your family over the weekends. The park offers stunning views of the city’s impressive skyline, and you also catch sight of the shimmering Lake Ontario down below. The park is the ideal hangout for fitness enthusiasts as well with its four tennis courts, the children's playground as well as a wading pool.

You also have easy access to Melita Park with its well-equipped playground and wading pool. South Park, also accessible from here, has swings, bocce courts and a play wall that is quite popular with residents. With so many places within reach to get your daily dose of walking, jogging, or to indulge in your favourite sport, Davenport is the right place for the fitness conscious.

To the neighbourhood’s southern side, you have a cluster of shops, albeit a small one, that is within easy reach for the residents. You also have Galleria Mall nearby as well as a good number of restaurants that you can reach quickly.

Recreational facilities are not lacking at all for Davenport residents. The Wallace Emerson Community Centre lies in Dufferin Street and offers everything you could need in this respect. This multi-purpose facility showcases a gymnasium, indoor pool and tennis courts that transform into artificial ice rinks when it is cold weather.

The Toronto Public Library has a branch here, and they have an excellent collection of books for younger residents here.

With quite a few schools lying either in Davenport or close by, this neighbourhood is a good choice for families with school-age children. Take your pick from St. Mary of the Angels Catholic School, Dovercourt Public School and others. The Carleton Village Junior and Senior Public School here has a 125-year long legacy. Another old school here is the Jesse Ketchum School, that was established about a century ago by one of Toronto’s most well-known philanthropists.

Davenport Real Estate Market

Senior housing is one of the features here that draws a lot of attention to this part of Toronto. You will find these specially designed homes in the parts between Christie Street to Shaw Street. There are also rental apartments here as well as private detached homes in this stretch. The distinctive Frankel Lambert townhouses that you will find along this area were built mainly in the 1980s. The brick and wood exteriors lend an old-style charm to these, and the front porches and secluded, private backyards only serve to enhance the feeling of living in a woody enclave all by yourself.

You will also find quite a few Victorian-style homes for sale in Davenport built between 1900 and 1929. While some have been taken down and replaced with more modern constructions, many still stand here, allowing you to own a piece of history by investing in the property.
