Why is Alberta housing inventory increasing? Compared to Quebec's headline-grabbing 18% jump, Alberta's climb looks modest, about 5% year-over-year as of July 2026. But it's part of the same national story: supply is loosening in some provinces while tightening in others, and Alberta sits closer to the loosening side.
Nationally, the picture looks steady. CREA reported 205,388 properties listed on Canadian MLS systems in July 2026, up just 0.6% year-over-year and only 1.5% above the long-term seasonal average. Months of inventory sat at 4.7 nationally, the lowest reading of 2026, but still inside CREA's 3.6-to-6.4-month balanced range. That single number hides Alberta's gradual loosening entirely.
